Cat A Plus fit-outs on the rise

We were recently commissioned by City Site Life Ltd t/a GRAFT and Left City Architects to refit the 4,000 sq ft ground floor at 241/243 West George Street, which exemplifies a growing trend for Cat A plus fit-outs. 

The model has grown in popularity during the pandemic due to a reluctance in start-ups and SMEs to sign up to longer leases, without any CAPEXand a preference for the flexibility and ease of a plug and play option. Typically Cat A plus is developed in spaces of more (?)than 5,000 ft2 and the landlord will have invested in a full fit-out including M&E, connectivity and furniture, prior to marketing. The model differs from serviced offices in that GRAFT are looking for a single occupier for the entire floor . 

In terms of fit-out and design, the space needs to have personality but also be reasonably generic, so that it appeals to the maximum number of potential tenants. 

Cat A plus fit-outs often reflect other major trends relating to the pandemic, which is an increase in collaborative spaces – because employees are not coming into offices just to sit in isolation at their desks – and small meeting rooms to cater for an increase on online meetings.
